I wanted to share this article that I found from The Wall Street Journal that I thought would be beneficial for those of you who are contemplating taking on a new home improvement project:&lt;br /&gt;&lt;br /&gt;Unable to sell their homes in this stagnant real-estate market, more homeowners are settling in for the long haul and renovating.&lt;br /&gt;&lt;br /&gt;But at a time when there's less home equity to tap into and lending standards are still tight, people will likely be able to spend less on renovations than before the housing crisis. If you're looking to make updates on a budget, figure out which projects are going to make a big difference—for your comfort now and resale later—for relatively little money.&lt;br /&gt;&lt;br /&gt;"Before, everyone had built so much equity in their home, people were going so over and above in home-improvement projects," says Jon Wittmaack, a Ridgewood, N.J.-based licensed contractor and co-host of home-improvement show "Brothers on Call" on the DIY Network. Now, customers "are more cost-conscious."&lt;br /&gt;&lt;br /&gt;Labor often is the heftiest cost of a renovation. So first determine which projects you can realistically do on your own and which are best handled by a pro. If you get in over your head, it can end up costing you more in the end. You'll likely pay to fix your mistakes—including not getting the proper permits and inspections—and then to get it done right.&lt;br /&gt;Certain projects, like painting and installing insulation, can be DIY with a bit of guidance from home-improvement websites and books. Replacing sinks and faucets also is fairly simple, says Michael Litchfield, author of the book "Renovation."&lt;br /&gt;&lt;br /&gt;Updating the bathroom? Instead of spending thousands to gut the room and replace all fixtures and tile work, consider hiring a glazing company to refinish the tub and change the color of the tiles, says Mr. Wittmaack. You can replace a basic vanity (some under $200), sink (under $70), faucet (under $25) or toilet (under $40) on your own.&lt;br /&gt;&lt;br /&gt;In the kitchen, replacing cabinet doors and drawer fronts is typically around 75% cheaper than replacing the whole cabinet and drawer units. In the living room, replace carpeting. You can expect to find remnants for $2 a yard less than retail carpets, says Brent Coffelt at Remnant Carpet Co. in Oklahoma City.&lt;br /&gt;If you live in a warm climate and are looking for more space, consider building an outdoor living space you can use year-round. A simple deck will run you around $1,000, thousands less than the cost of a room addition.&lt;br /&gt;&lt;br /&gt;If you opt for a professional to do the work, there are ways to keep costs down. One way is to cut out the middle man -- the general contractor -- and hire subcontractors on your own. You'll want to consult reference books, renovation websites, and friends and family who have done renovations to get a handle on what subcontractors you're going to need and when you'll need them in the process. Ask people for references or look on websites like AngiesList.com, which have reviews of local service providers.&lt;br /&gt;&lt;br /&gt;In some locations, you may be able to get a lower rate during the winter since that's typically contractors' slowest time, says Mr. Wittmaack. And you can keep labor costs down by doing some of the grunt work yourself, such as picking up materials at stores and throwing out debris.&lt;br /&gt;&lt;br /&gt;When it comes to materials, some contractors get a discount that they'll pass on to customers while others will charge you a mark-up. So it's important to find out the retail price of the things you'll need. However, with lending still tight and decreasing home valuations, some people are finding it hard to get a remodeling loan. Here is an excellent article from Mark Newman of Remodeling Magazine on the outlook of the home remodeling industry for the upcoming year:&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Home Remodeling to Remain Weak Through First Half of 2012&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Thanks to a lackluster economy and a housing market that continues to limp along from quarter to quarter, home improvement spending will remain tepid through the first half of 2012, according to the Leading Indicator of Remodeling Activity (LIRA) released today by the Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University.&lt;br /&gt;&lt;br /&gt;These new numbers echo the last set of LIRA data released in July, which projected remodeling activity could be down as much as 4% through the first quarter of 2012. The latest data indicate that there will even be a slight decline in home improvement projects over the next several quarters, which will likely prompt belt-tightening among most, if not all, remodelers.&lt;br /&gt;&lt;br /&gt;“There’s a lot of volatility in the market with a bit of random, non-seasonal bouncing around,” says Kermit Baker, director of the Remodeling Futures Program at the Joint Center, adding that the “bouncing around” is due to replacement projects that are typically weather-related, and those numbers are getting mixed into the data. “It’s weak enough that the noise sort of dominates from what the trend is. Our indicators tell us that the trend is flat when we were hoping there would be a more clear sense of a recovery.”&lt;br /&gt;&lt;br /&gt;Homeowner Reticence&lt;br /&gt;&lt;br /&gt;As for how long this lackluster market will continue, Baker says to count on a fairly bleak outlook at least until the middle of 2012. “After that it’s a little too early to tell,” he says. “We’re not seeing anything that would indicate a dramatic turnaround. Quite frankly, it depends on what the economy does over that period.” Key indicators will not only include consumer confidence but also any periods of sustained job growth or a more stable housing market.&lt;br /&gt;&lt;br /&gt;Baker adds that in terms of remodeling projects, homeowners are holding off because the equity that a new addition or an updated bathroom would bring to their homes would be negligible at best, especially considering the current market. “There’s just not a sense that if they invest in any home improvement projects that it would increase the value of their home,” he says, adding that financing is still difficult to obtain. “There are enough economic headwinds present that are keeping back any more significant growth.”&lt;br /&gt;&lt;br /&gt;For remodeling to see a significant uptick, it’s really going to take a sharp increase in consumer confidence in the economy and housing market. “If you live in a market where prices are trailing down, it’s a more difficult decision to pull the trigger on that upscale remodeling investment,” Baker says. “You’re going to do the roofing and siding stuff that you need to do but the discretionary stuff is a harder sell in this market. It’s going to take some sense that things are getting better. And there’s enough uncertainty that people don’t feel that way at present.”&lt;br /&gt;&lt;br /&gt;One of the big problems on the home building side is the amount of distressed housing inventory that’s available and is much cheaper than new homes. To that end, Baker says there’s tremendous remodeling potential for these homes because the owners are investing in remodeling them for resale to the tune of several thousand dollars. “That’s a pretty serious chuck of change in terms of potential for the market,” he points out. “There are some sectors that are doing well but there’s enough nervousness that’s holding [the market] back.”&lt;br /&gt;&lt;br /&gt;One of the reasons for the state of the industry is largely due to the types of projects that were popular in the boom years but are not as prevalent during lean times, mainly upscale additions and high-end kitchen and bath remodels. “[These projects] were driving the market, and that’s the piece that’s still relatively weak,” Baker says. “Most of the other pieces have come back pretty well. This last block hasn’t quite fallen into place yet. Less tangible items like your ability to communicate and feel comfortable working with your contractor will inevitably be much more important in determining your eventual satisfaction with the job – particularly if it’s a large renovation project.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Ask Your Friends,Family &amp; Neighbors&lt;br /&gt;&lt;/b&gt;&lt;br /&gt;More often than not, we have someone close to us who has remodeled his or her home in the past. Ask around to your friends and family to see if they have any recommendations for a Remodeling Contractor they had a positive experience with. &lt;br /&gt;&lt;br /&gt;You can also start your search with local building associations, like the Building Industry Association of Lancaster, PA, the National Association of Home Builders or the Better Business Bureau for accredited contractors in your area. First and foremost, you want to make sure the contractors you find specialize in Home Remodeling and not Home Building. While they sound similar, they are VERY different. &lt;br /&gt;&lt;br /&gt;After you get a few names, find their website online to do a little beginning research. &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Get Several Specific Written Estimates&lt;br /&gt;&lt;/b&gt;&lt;br /&gt;Different contractors can vary widely on pricing and level of detail even when bidding for the same job. A higher bid may be worth the price in better materials, workmanship and reliability. A large number of complaints filed against contractors are the result of homeowner taking the lowest bid and then being unhappy with the low quality of work. Even when the contractor promises to do the same job, be careful – often unprofessional and inexperienced contractors will bid a job extremely aggressively in order to get it. If the work takes longer than originally planned, the contractor can feel ‘squeezed’ by the budget and try and cut corners. Some factors are more important to one person than they are to the next. For example, one buyer might have a predetermined budget that he needs to stay within and another buyer might not be concerned about price at all.&lt;br /&gt;In addition to price, other factors one likely will consider is the stain color, the wood's country of origin, the plank size of the wood, handscraped or smooth finish, and the hardness of the wood.&lt;br /&gt;With many different native and exotic hardwoods, it is difficult for most to decide on which wood is best for them. Luckily the hardwood flooring industry has adopted a scale as the universal reference for hardwood flooring hardness. That scale is called the &lt;b&gt;Janka Hardness Test&lt;/b&gt;.&lt;br /&gt;The Janka Hardness Test measures the capacity of a wood to withhold pressure. This is done by measuring the amount of force required to insert an 11.28 millimeter (.444 inches) diameter steel ball half its diameter deep into the wood. Doing so creates a circular indention with an area of 100 square millimeters.&lt;br /&gt;These particular data are expressed in pounds-force (lbf), and are side hardness data. Well if you live in Texas, odds are your housing market is pretty solid and you can justify making those remodeling plans.&lt;br /&gt;&lt;br /&gt;The recent Builder Magazine published a study of the most 20 healthiest housing markets in the U.S.&lt;br /&gt;Here is what they wrote:&lt;br /&gt;&lt;br /&gt;&lt;i&gt;&lt;/i&gt;Boyce Thompson’s article in Builder Magazine listed the 20 healthiest housing markets for 2010 that are poised to recover more quickly than other markets in the US. Adding glass can give you a clean, fresh new look without having to spend a lot of money on completely replacing your old cabinets. As long as you like the current layout of your cabinets and they function as you want them to, then this is a great solution in addition to painting/staining your cabinets to give your kitchen an instant facelift.&lt;br /&gt;&lt;br /&gt;Most people feel more comfortable in hiring a remodeler to insure proper installation, however if you are adventurous, have access to the proper tools and feel confident enough in your hands-on skills, then here is a quick how-to guide:&lt;br /&gt;&lt;br /&gt;Using a router, remove the door's raised panel. Chisel out the rounded corners left by the router so right angles remain. &lt;br /&gt;&lt;br /&gt;Sand the frame, wipe with a cloth, clean with sodium triphosphate solution, apply a stain-blocking primer, then semi gloss latex paint. &lt;br /&gt;&lt;br /&gt;Measure the opening and add an extra half inch all around. Order glass from a glass shop, choosing from clear, frosted, seeded, or ribbed glass for a unique look. Be sure to have the edges of the glass smoothed. &lt;br /&gt;&lt;br /&gt;Place the piece of glass that has been cut to size on the back of the frame and secure it with clips. Chinese drywall, not so good. Last week, the Consumer Product Safety Commission made a press release stating that any homes tainted by Chinese drywall should be gutted.&lt;br /&gt;&lt;br /&gt;They concluded that the drywall has been linked to corrosion of wiring, air conditioning units, computers, doorknobs and jewelry, along with possible health effects. Some of the possible health side effects preliminary testing have linked are throat, nose and lung irritation and high levels of hydrogen sulfide gas emitted from the wallboard, coupled with formaldehyde, which is commonly found in new houses.&lt;br /&gt;&lt;br /&gt;Most of the homes tainted by the Chinese drywall are located in the Florida, Virginia, Mississippi, Alabama and Louisiana areas. The drywall was used in the homes during the recent housing boom and Gulf Coast Hurricanes such as Katrina.&lt;br /&gt;&lt;br /&gt;Inez Tenebaum, chairwoman of the commission, said "We want families to tear it all out and rebuild the interior of their homes, and they need to start this to get their lives started all over again,"&lt;br /&gt;&lt;br /&gt;Luckily, if you reside in Texas as I do, you should not have fell victim to it. If so, maybe your are trying to make a decision on whether to sell your current house and move to a larger home, or to remodel or add an addition to your current home. With the recent downturn in the housing industry, many people are choosing to remodel their home.&lt;br /&gt;&lt;br /&gt;If you live in an area where home typically have unfinished basements (in-ground), then that provides you with a really good option for adding livable space to your home that previously was unused.&lt;br /&gt;&lt;br /&gt;However, if you live in an area such as I do, Texas, where there typically are not basements, you can look to turning your attic into livable space. I recently had thought about that, and thought about adding a dormer to my attic/roof. Dormers are great because they add natural light and usable space, add height to bathrooms, kitchens, seating areas, and niches for desks.  Dormers will help you gain more space in the middle of the attic to improve movement and circulation.   &lt;br /&gt;&lt;br /&gt;I was having difficulty deciding on what type of dormer/dormers to utilize in the remodeling process so that the style was appropriate to my house. With a few simple tools or cleaning solutions and a little bit of elbow grease, you can get your grout looking like brand new.&lt;br /&gt;&lt;br /&gt;Tile grout gets dirty in many different ways. In the bathroom, it's usually mold or mildew causing the grout stains. In the kitchen it could be a combination of food stains, general household traffic and grime, and mildew. &lt;br /&gt;&lt;br /&gt;3 simple options you can try to clean your grout:&lt;br /&gt;&lt;br /&gt;1. Sandpaper&lt;br /&gt;Many stains are on the surface of the grout and can be removed with sandpaper. Just fold the sandpaper into a crease, and work it back and forth along the grout line. If sandpaper doesn't work, you may have better results by applying a pencil eraser.&lt;br /&gt;&lt;br /&gt;2. Cleaning Solution&lt;br /&gt;If sandpaper or an eraser can't do the job, try an over-the-counter grout cleaner -- or create a similar "home solution" from household bleach and water or vinegar and water. Squirt or pour the solution onto the grout, and scrub with a firm toothbrush. Make sure the area is well ventilated, and wear rubber or latex gloves when working with bleach.&lt;br /&gt;&lt;br /&gt;3. Remove and Replace the grout&lt;br /&gt;If bleach doesn't do the job, you may need to remove and replace the grout. Use a grout-removal tool or a rotary tool with a carbide tip found at your local home supply store. Don't worry, it is very simple to use and you can't do much damage with it so there is no need to be intimidated by this step. Mix and install new grout and seal it with a grout sealer  to reduce the likelihood of future stains setting in your pretty new grout. The Fort Worth &amp; Arlington area recently found itself on the top ten list of "10 Cities for Real Estate Steals" that was put out by Luke Mullins in the US News &amp; World Report.&lt;br /&gt;&lt;br /&gt;With the recent roller coaster ride of the housing industry over the past decade throughout the nation, the DFW area's ride has been less dramatic. Many regions in the U.S.(California, Florida, Phoenix, Las Vegas) had seen meteoric rises to their property values in the early to mid 2000's only to see them come tumbling down like Lindasy Lohan's career in the past few years. Fortunately for property owners in the DFW area, and largely the state of Texas, they have been sheltered from the large decline in property values. That is why the Fort Worth/Arlington area finds itself at #9 on Luke's list of Cities with Real Estate Steals.&lt;br /&gt;&lt;br /&gt;Here is Luke's explanation why Fort Worth/Arlington made his list:&lt;br /&gt;&lt;br /&gt;9. Fort Worth/Arlington, Texas: In recent years, home prices in the Fort Worth and Arlington, Texas, area have also grown increasingly undervalued when compared with longer-term averages. The area's price-to-income ratio fell from 3.95 in the fourth quarter of 2005 to 1.89 through the third quarter of 2009. Compared with an average price-to-income ratio of 2.02 for the 15 years before 2003, house prices in the Fort Worth/Arlington area are now relatively undervalued. To most people, I would hope that this would come to them as common sense. I am all about promoting the Green living movement, but it just made me laugh to see an article from a national publication that was pointing out the obvious. Apparently, with the stagnation of the housing market, there is very little to write about it.&lt;br /&gt; &lt;br /&gt;In the article it states that homes that are "green certified" were selling for 8.5% more per square foot and 22% faster than homes that were not "green certified". The advancements in green products for your home have vastly improved in recent years and have become more affordable to the average homeowner. However, your average homeowner is likely only to make small green improvements at once which typically will fall short of the strict guidelines needed to become "green certified" by the LEED standards. &lt;br /&gt;&lt;br /&gt;But a home that does meet the standards set by LEED to become "green certified" should/will garner a higher selling price because it cost more to build or remodel the home to meet the standards set by LEED.&lt;br /&gt;&lt;br /&gt;The one point that the article made that makes me happy is that the green homes are selling faster which means that there is more interest for people in making the change to greener living, despite a higher premium. If so, according to the latest reports, it appears you are a member of a slight minority of Americans who are utilizing the opportunity to save money on your electric bills and get money back from the government backed Energy Tax Credit program.&lt;br /&gt;&lt;br /&gt;Why haven’t more people jumped at the opportunity to take advantage of the tax credits and to save energy when electricity rates are at such high levels? My belief is that there are two major reasons why people refrain from making the energy saving changes to their homes.&lt;br /&gt;&lt;br /&gt;The first is that I feel that most Americans just aren't fully educated on the benefits that an efficient home provides (personal health, economical, ecological). Most people don't see that making minor changes such as new windows or upated caulking would make much of enough a change personally or globally to entice them to make the changes.&lt;br /&gt;&lt;br /&gt;The second probably most critical is cost. At time when unemployment is in double digits and a family's discretionary spending budget is minimal, I don't think that refunding 30% up to $1500 is a large enough incentive to entice people to make the changes that otherwise would not. I think the people that are making energy efficient changes to their homes are a large majority of people that had already had plans to make the changes and are excited to know that they will get money back.&lt;br /&gt;&lt;br /&gt;So hopefully the government will do more to educate the American public and provide greater incentives to get more people on board with the program before we find ourselves at a major energy crisis point years down the road. At least our roofs for that matter. &lt;br /&gt;&lt;br /&gt;Researchers at the National Center for Atmospheric Research (NCAR) in Boulder, Colorado say that their research shows that painting our roofs white will reduce the "urban heat island effect". &lt;br /&gt;&lt;br /&gt;What the heck is the urban heat island effect you say? It refers to the asphalt roads, tar roofs and other artificial surfaces that permeate cities absorb heat from the sun, making temperatures in urban areas on average 2 to 5 degrees Fahrenheit (1 to 3 degrees Celsius) higher than in rural areas.&lt;br /&gt;&lt;br /&gt;So they say that painting our roofs white would actually reflect heat back towards space which would cool our temperatures and reduce our carbon imprint with lower electricity needed to cool our homes.&lt;br /&gt;&lt;br /&gt;I think that most people realize that we need to start making changes to reduce our carbon imprint and I know that everyone would prefer to spend less on our energy bills. However, the biggest hurdle that I think we would face in implementing this strategy would be the aesthetic changes and the unwillingness for people to accept them. They also pose as financial opportunities for investors. Some investors remodel the property and turn around and sell it for a quick profit. Some remodel the property and hold on to the property as a rental. In recent years, FHA had imposed restrictions for the borrowers from purchasing a property from someone who has owned the property less than 90 days. Those owners typically are/were investors.&lt;br /&gt;&lt;br /&gt;With the recent downturn in the economy and housing bust that lead to heights of our nation's foreclosure crisis, HUD has decided to lift those restrictions for 1 year. They are hoping that easying of the law will bring more investors back into the housing market to help easy the foreclosure meltdown.&lt;br /&gt;&lt;br /&gt;I guess only time will tell if their actions will help their cause or if it will lead to more issues that arose in years past that brought on the restrictions in the first place. More work for home service companies. More jobs for workers. More cash flow into our economy, etc...&lt;br /&gt;&lt;br /&gt;However, word on the street is that the implementation of the Cash for Caulkers program has been put on the back burner. Living in excess has long been an American tradition, but with the recent recession and housing slump we have seen a trend in the way some Americans are choosing to live their lives.&lt;br /&gt;&lt;br /&gt;New homes had doubled in size since 1960, but in 2008 we saw the average size home slide from 2,629 sq ft to 2,343 which is the first time in over a decade that we saw a decline.&lt;br /&gt;&lt;br /&gt;Homeowners could be choosing to live smaller because they no longer feel like keeping up with Jones since the Jones' home went into foreclosure, or they want smaller utility bills, or because home loans are more scarce then the days of sub-prime loans. Whatever the reason, I am anxious to see if this is a fad or a trend that we will continue to see increase. &lt;br /&gt;&lt;br /&gt;If you are of the ilk that prefers to live a more modest lifestyle and are looking for ways to make your home more efficient, there are many options suitable for a various style of homes. Your home remodeler or designer should be a great source of knowledge of your choices that are available for your specific home. However, there are many good sources of inspiration that you can research prior to contacting your home remodeler.&lt;br /&gt;&lt;br /&gt;A book I recommed is &lt;i&gt;Not So Big Remodeling&lt;/i&gt; by Sarah Susanka. It is a great source of information on how to make your home more comfortable, functional and sustainable. Here are a few remodeling tips from Sarah:&lt;br /&gt;&lt;br /&gt;&lt;b&gt;1.&lt;/b&gt; &lt;b&gt;Set priorities&lt;/b&gt;. Of three factors -- quality, quantity and cost -- determine which two are the most important and let the other "float."&lt;br /&gt;&lt;b&gt;2.&lt;/b&gt; &lt;b&gt;Examine your space&lt;/b&gt;. Look at what can be done within the existing footprint. List activities to be accommodated, recognizing that a place is needed but not necessarily an entire room.&lt;br /&gt;&lt;b&gt;3.&lt;/b&gt; &lt;b&gt;Study storage&lt;/b&gt;. A little well-designed storage in the right place can replace a lot of poorly designed storage, opening up floor space in areas that are currently too small to function properly.&lt;br /&gt;&lt;b&gt;4.&lt;/b&gt; &lt;b&gt;Bump out a little&lt;/b&gt;. Adding just a few feet to a space can contain costs and maintain a house’s scale.&lt;br /&gt;&lt;b&gt;5.&lt;/b&gt; &lt;b&gt;Add on with grace&lt;/b&gt;. Everyday in the United States we use 300 Billion gallons of water. Luckily there are quick and easy fixes you can make to reduce the amount of water you use in your house:&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Shower Heads:&lt;/b&gt;  In the U.S., showers account for 18% of indoor water usage and 39% of hot water usage. A family of four showering only five minutes a day uses 700 gallons of water a week. By installing a high performance showerhead, which uses about 1-½ gallons per minute, you can save 60% versus a non-water saving head. With a small investment, high performance showerheads offer a high return on your investment.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Toilets: &lt;/b&gt;Older toilets use 4-7 gallons every time you flush. The newer toilets, specifically dual flush toilets use only 1-2 gallons per flush. If you do the math on that you can see you will see financial benefits immediatley on your next water bill. It is true that dual flush toilets are more expensive than standard toilets, however it will not take long to get your money back on your water bill savings. If you do not want to take the plunge in spending the money upfront, there some dual-flush kits that are availble that will retrofit your existing toilet into a dual flush toilet that is considerablly more afforable (about $25 per kit) and relatively easy to install.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Faucets:&lt;/b&gt; Do you have that drip, drip, drip sound in your house that is driving you crazy? Not only is a leaky faucet annoying, it also can drain your pocketbook. A leaking faucet can use about 15-20 gallons a day. A recent article from the Star Telegram shows that DFW is second in the nation of cities with the most Energy Star Rated homes. It is great to see our local communities taking a leadership role in living more sustainable lives.&lt;br /&gt;&lt;br /&gt;Many people choose to utilize more green practices for typically two reasons:&lt;br /&gt;&lt;br /&gt;One being the fact that they want to live a healthier lifestyle and reduce their carbon footprint on the world.&lt;br /&gt;&lt;br /&gt;The other reason being for financial benefits. Whether those financial benefits are immediate with the recent energy tax credits available to homeowners or whether it is long term benefits available from utilizing such products as tankless water heaters, Low E windows, flow controlled toilets and fixtures, and many other products available to the consumer.&lt;br /&gt;&lt;br /&gt;The biggest misconception about green remodeling or building, is that it is very expensive. There are some very expensive green remodeling options, however that is the same case with many other products/trends that are not eco-friendly. Many individuals have been waiting to start their project, whether it be because the lending instituions have tightened their belts, fear of losing a job or that the economy will worsen, or because your budget did not fit what you were quoted by your contractors. &lt;br /&gt;Well, for many now is the time to take advantage of the slow times that have been prevelant for many companies in the remodeling industry. The slow times have lead to lower prices for materials and more competive bidding by remodelers for projects.&lt;br /&gt;As remodeling professional myself, I don't recommend a person choosing a contractor soley on price, because like as is the case with most any product or service, you often get what you pay for.
